My dear Francis

The money could not be paid me today as the lawyer is out of town, so I cannot give the order for Steel Common, & have it before June 1st & in that way save the June dividend which is payable June 29 books close on June 1. I am sorry, but perhaps the stock may be lower at any rate I accept the change, which may be for the best. I did all I could but I could not make the lawyer stay in town. I am sorry if you will have to telegraph me today or tomorrow.

The parlor walls & ceiling are being scraped. Today all the furniture is piled in the lodge & dining room, and I shall paint if I can when this work is thro. I wish I could get Mrs. C. to go & spend a day with her sister  All the books had to come out of the book case so that there will be much work to do when I settle down again.
