11. If the premises are destroyed by fire, earthquake, or other calamity, this lease shall, at the option of the LESSEE, terminate immediately, provided notice of the loss or destruction has been delivered to the LESSOR WITHIN three (3) days after the loss.

12. The LESSEE shall pay for all electricity, gas, water consumed by the LESSEE on the premises during the term of this lease. The LESSEE shall pay all charges connected  with the use of the telephone.

13. All taxes and assessments now due or to become due during the term of this lease shall be assumed and paid by the LESSOR.

14. Any notice under the terms of this lease shall be in writing signed by a party hereto.

15. The LESSOR shall in no way be liable or responsible for any injury or damage to persons or property sustained directly or indirectly at any time during the period of this lease by virtue of the exercise of the rights granted herein [[strikethrough]] by[[/strikethrough]] to the LESSEE.

16. In the event said property is proposed for sale said LESSEE shall be given first option for purchase or will be given 30 days notice in advance of sale.
