The works are thoroughly destroyed - a mere mass of ruins requiring a large outlay of capital to put them in order.  The lease of the premises must [[?]] titles to all the broken machinery & debris thereupon;  which though otherwise valueless, will be of great assistance in rebuilding.

I will agree to put them in running order in six months.
