Dear Mr. Francis:

It is indeed thoughtful of you to have written me as you did about poor Hans Waegen and I do want to thank you for your kind expression of sympathy.

His passing away is a great loss to me — he had been a devoted friend for a great many years and was a most valuable associate — who could not be replaced as his qualities were rare ones.

I am also indebted to you for forwarding my letter to Mr. Milliken.

I am certainly deeply upset to see how hopeless the purchase of the Renoir seems to be!

Looking forward to the privilege of seeing you soon again and with personal regards.
