Dear cousin Lottie:-

I have just returned from a trip to Minneapolis, where I went for the purpose of looking into the affairs of the estate of Charles Lang. 

I found, that the property covered by the estate is pretty heavily mortgaged, but, I am satisfied, that if judiciously handled, the properties will sell for enough to pay all the [[debts?]] of the estate and leave a balance sufficient to take care of Mrs. Lang, in an economical manner, during the balance of her life. 

I did not see the property covered by the two thousand dollar mortgage, in your possession, as it lies outside of the city of Minneapolis, but I was told by good judges, that its value is considerably more than your mortgage. I did, however, see the property covered by your mortgage for four thousand five hundred dollars, and it is in an excellent neighborhood on one of the principal streets of the city. I met the former owner of the property; he told me he considered the property easily worth six thousand dollars; and that he sold it some years ago at even a higher figure, so, I have every reason to believe, that when the estate is settled, you will receive payment in full for your claims.
