all incumbrances and that they have a good and perfect right to sell and convey the same to this said John Armistead his heirs and assigns as aforesaid and that they will and their heirs executors and administrators shall forever warrant and defend the same to the said John Armistead his heirs and assigns against the claim or claims of all persons whatsoever. We Jefferson C Phillips and George Wray Justices of the Peace in this County aforesaid in the State of Virginia do hereby certify that Diana Howard the wife of John H C Howard whose names are signed to the writing hereto annexed bearing date on the 1st day of January 1853 personally appeared before us in our County aforesaid and being examined by us privily and apart from her husband and having the writing aforesaid fully explained to her she the said Diana Howard acknowledged the said writing
