And the said Philip Coons and Anne C his wife for themselves and their heirs the same lot with all and singular the premises & appurtenances before mentioned unto the said William Richards his heirs and assigns free from the claim or claiming of them the said Philip Coons & Anne C his wife, or either of them, them or either of their heirs and of all and every person or persons whatsoever shall will and do warrant and defend forever by these presents, In witness whereof the said Philip Coons and Anne C his wife have hereunto set their hands and seals the day and year, first above written
