Jane E.B. Conner to William T. Martin & Wife Dee—

This Indenture, made this twenty seventh day of June in the year of our Lord one thousand eight hundred and fifty four between Jane E. B. Conner of the County of Adams, State of Mississippi of the first part, and William T. Martin and Margaret D. C. Martin, his wife, of the same County and state of the second part, Witnefseth: That the said party of the first part for and in consideration of the love and affection which she bears to the said Margaret her daughter, and in consideration of the sum of ten dollars to her in hand paid by said parties of the second part, the receipt whereof is hereby acknowledged, hath given, granted and conveyed, and by these presents doth give, grant and convey unto the said Margaret D.C. Martin and her heirs and assigns forever, all of the following described tract and parcel of land lying and being in the County and State aforesaid, about one and one fourth miles from the Centre of the City of Natchez, east of and adjoining the residence and grounds known as "Linden," the residence of the Grantor herein, more minutely described as follows, to wit: Beginning at a stake on the margin of the Bayou crofsing the Old Court house road on the east side of said bridge, between "Linden" & the residence of William St. John Elliot, known as "Devereux," and running thence along the South side of said road, South sixty nine degrees and fifteen minutes East: thirteen chains and thirty five links to a stake: thence at right angles to said road South twenty degrees and forty five Minutes West, eleven chains and twenty links to a large red oak on the margin of the Bayou aforesaid: thence along the meanders of the said Bayou to the place of beginning: containing by estimation Eleven and 22/100 acres: To have and to hold the above described premises with the appurtenances unto the said Margaret D.C. Martin, her heirs and assigns forever. Provided that in case the said Margaret D. C. Martin should die without leaving issue living by her said husband William T. Martin, and the said William T. Martin should survive the said Margaret, that this deed shall vest in the said William T. Martin and his heirs as full and perfect a title in fee simple as the said party of the first part is capable of conveying, but nothing in this proviso contained shall
