that this deed shall be null and void, otherwise to be and remain in full force and virtue, and it is expressly stipulated by and between the parties to this and that the trust hereby created may be executed by said parties of the seemed part either jointly or naturally, and that the deed of one of them shall be as valid and effectual to pass the title to a purchaser upon the rule of said premises as the deed of both - 
In witness whereof we the said parties of the first part have hereunto set our hands and affix in our seals the 27th day of July 1860

of the probate court of Warren county Dr A L C  Magruder and Maria Louisa, his wife who severally acknowledged that they signed sealed and delivered the foregoing Deed of Trust, on the day and year therein mentioned as their act and deed, and the said Maria Louisa Magruder on a private examination made by me - separate and apart from her said husband acknowledged
that she voluntarily signed sealed
and delivered the same as her act and deed
