My dear Pep:-

I have your letters of the 10th and 13th, and I am sincerely sorry to hear that Mrs. Pepper has been so miserable.  I hope that everything from now on will run smoothly for you.  You know that a bad beginning makes a good ending, and no doubt a few months from now you will be able to look back and think your troubles were not so bad, although I certainly realize that this does not make them any easier to bear at present.

I was in Philadelphia last week a couple of times but did not even have a change to 'phone you.
