Dear Ms. Ojeda:
In accordance with Section 206(b)of the Rental Housing Act of 1985, D.C. Law 6-10, please be advised that the rent charged for your apartment will be increased to $804.00 effective January 1, 1996.

[[2 column table]]

| LEGAL RENT CEILING | $791.00 |
| CURRENT RENT CHARGED | $791.00
| INCREASE MONTHLY | $13.00 |
| NEW RENT CEILING | $804.00 |
| NEW RENT CHARGED | $804.00 |

Section 206(b) of the Rental Housing Act of 1985 provides that a housing provider, if properly registered with the Rental Accommodations and Conversion Division, may increase the rent ceiling on his units by a percentage equal to the percentage change in the Consumer Price Index for the Urban Wage Earners and Clerical Workers (CPI-W) for the Washington, D.C. area, during the previous calendar year. The CPI-W for the Washington, D.C. area increased by 1.7% during calendar year 1994. Therefore, the 1995 Automatic Increase shall not exceed 1.7%. The Automatic Rent increase results in a new rent ceiling for a rental unit. If the current rent charged is less than the legal rent ceiling at the time of the Automatic Rent increase, a housing provider may increase the tenant's rent to the new rent ceiling.

You have a right to request the Rental Accommodations and Conversion Division review this rent increase if you feel it is improper. If you wish to receive information and/or assistance, you may contact the Rental Accommodations and Conversion Division at 614 H. Street, N.W. Room 427, Washington, D.C. Phone 202-727-7315.

I/We understand that any violation of the Rental Housing Act of 1985 is punishable by a fine of up to $5000.00 or by other penalties imposed by the Rental Accommodations and Conversion Division and/or the Rental Housing Commission. I/We certify that this property is in substantial compliance with the D.C. Housing Regulations and that the information in this notice is true and correct, to the best of our knowledge.

Sincerely,
DARO REALTY, INC.
