believe that through his efforts you will stand a much better chance of disposing of your real estate here than in any other way. Mr. Lingerman is in touch with real estate all over the city, and I wish you would send to Mr. Hance your personal valuation of your real estate and direct him what you wish done with it. During the past few months there has been a lively interest shown in all sorts of real estate in and near the city and the coming year will doubtless be an excellent time for disposing of all of your holdings.

I spoke with Homer Warren yesterday concerning the Livernois Avenue lots and he said that a few sales at fair prices had been made in that locality recently, and he thought that possibly your lots might be sold during the next twelve months at your original valuation of two hundred dollars each, but I feel like advising you to authorize their sale through the Trust Company at a slight reduction from these figures. Cowles, too, as you know, is keeping his weather eye out for customers for your lands, and of course, he is in daily touch with the Trust Company officials, so I am encouraged to look for favorable sales.
