be the duty of the said party of the second part herein and of either of them, their title rights, powers and duties herein being joint and several, and of their successors as hereinafter provided, on the request of the said party of the third part or other holder thereof. Which request is hereby presumed to enforce this trust.  And after advertising the time place and terms of the sale, of all the above conveyed and described property in a News Paper published in the Town of Columbus, for at least fifteen days prior to the day of sale, shall sell the same in accordance with such advertisement at Public Auction, on the said plantation formerly occupied by John H. Crisp and upon which said property is now running and being grown and cultivated, and make due conveyance to the purchaser or purchasers with full warranty binding the said parties of the first part herein, and their heirs: and out of the money arising from such sale, shall pay, first, all the expenses of advertising sale and conveyance, including a commission of 2 1/2 per cent to the Trustee acting: and then to the said party of the third part, or other holder thereof, the full amount of principal and interest due on said note, as herein before set forth, rendering the overplus of the purchase money, if any, to the said parties of the first part, their heirs or assigns: and such sale shall forever be a perpetual bar against the said parties of the first part, their heirs and assigns
