This deed, made this eleventh day of February in the year one thousand eight hundred and sixty, between Mann S. Valentine and Elizabeth his wife, of the city of Richmond, of the first part, and Joel B. Watkins, also of the said city, of the second part, Witnesseth, that in consideration of the sum of five thousand one hundred and ninety two 33/100 dollars, the said Mann J. Valentine and Elizabeth his wife do grant unto the said Joel B. Watkins, with general warranty, all that land, lying and being in the city of Richmond, on the south side of Broad Street, between Ninth and Tenth streets, fronting twenty seven feet on the said south side of Broad Street, running back at right angles, within parallel lines one hundred and thirty six feet four inches, more or less, to the north side of Capitol Street, and bounded as follows, viz: beginning on the said south side of Broad Street, at the distance of twenty seven feet from the west line of Tenth Street, and running thence on said Broad Street, westwardly, twenty seven feet: thence at right angles and running back one hundred and thirty six feet four inches, more or less, to said Capitol Street; thence at right angles along said Capitol Street, Eastwardly, twenty seven feet; thence at right angles, northwardly, one hundred and thirty six feet four inches, more or less, to the place of beginning on Broad Street; being a part of the real estate conveyed to the said Mann L. Valentine by Thomas R. Price and wife, by deed dated 10 February 1847, duly recorded in Richmond Hastings Court, to which said deed special reference is hereby made.
