This deed made this 1st day of January in the year one thousand eight hundred and sixty two between F. Roscoe Burke of the County of King William of the first part and Augustine B. Dangerfield and James W. Shackelford merchants and partners trading under firm and style of AB Dangerfield & Co. of the County and State aforesaid of the second part. Witnesseth: that the said F. Roscoe Burke for and in consideration of the sum of Two hundred and seventy five dollars to him in hand paid by the said A. B. Dangerfield & Co. the receipt of which is hereby acknowledged doth grant unto the said A.B. Dangerfield & Co. with general warranty a certain piece or parcel of land with all the buildings and improvements thereon situated lying and being at West Point in the County of King William and bounded as follows fronting fifty feet on D. street and running back on and along forth street one hundred and fifty feet to an alley, being the same lot or parcel of land conveyed to the said F. Roscoe Burke by the West Point Land Company, and designated as lot No. one hundred and forty nine in the plat of the proposed town of West Point made by James M. Daniel and now on file in the Office of the West Point Land Company. And the said F. Roscoe Burke releases unto the said A. B. Dangerfield & Co. all his claims upon the said land. And the said F. Roscoe Burke covenants and agrees to and with the said A. B. Dangerfield & Co. in manner and form following, that is to say, that he the said F. Roscoe Burke has the right to convey the said lot or parcel of land to the said A. B. Dangerfield, that the said lot or parcel of land is free from all incumbrances and that he will make such further assurances of the said lot or parcel of land as may be requisite.
