Dear Mr. Seligman:

On the advice of Mr. Robbins I called today Mr. Coen, the attorney for the Landlord, and told him that I talked to Mr. Robbins in connection with renewing of our lease and he(Mr.R.) also feels that the offer made by us, namely: 3 years lease for an annual rental of $7.500.- or 1st year $7.200. 2nd 7.500. 3rd 7.800.- is Mr. Seligman's top offer and furthermore neither of us has any authority to change his instructions. Mr. Coen agreed but asked me when Mr. S. is supposed to be back. I told him not before Laborday and that's why 6 months ago I started with this matter because I knew Mr. S. contemplated going abroad for a long period, but unfortunately Mr. Coen did not agree to our offer. Finally Mr. Coen made the following offer: 3 years lease, rental 1st year $7.500. 2nd 7700. 3rd 7900.- which is an average of $7.700 insteadt of $7.800 origanly asked by him. Mr. Coen asked me to communicate with you and let him know. Mr. Robbins suggested I call him in a couple of weeks and tell him that Mr. Seligman [[strikethrough]] [[?]] [[/strikethrough]] turned his offer down but is willing to sign a lease in accordance with our original offer. Because the State law has been extendet for another year made Mr. Coen to bargain, but Mr. Robbins feels he will fianlly agree to our terms.-

The copy of Bond Wheelwright's letter is self-explanatory, The check for $96.- is made out to your order but I believe  it schould go to the firm's account-because the firm has been charged with all expenses(Advertising) and this amount reduces the advertising-account.

I received today the expected 200 shares of General Electric Co. and I also notified Mr. Dattelbaum. He told me he wrote to you in connection with new investments.

PS. Mr. Gelb to whom I just talked has no news as regards the Painting by Ingres. Did you hear from Geneva?

From the copy of the letter to Lefebvre-Foinet which I received this minute I gather that a painting or sketch by Baron Gros as well as the four drawings bought from Mons. Baderaou, further the two patg. Bought in Germany are going to be shipped by Air. Did you insure same? If not kindly give me all information except the Monet & Braque which are insured. 

[[note]] No - I have not insured - you take the necessary steps - The Gros sketch is $1200 - and the four dwgs - are to be insured together - for the time being for the corresponding amount of frs. 80.000 i.e. - $230. - my checks will be for these amounts -
