part of the lot of land which descended from John Graham deceased to his five heirs and by them conveyed to the said James Cox pr. deed, bearing date 1st day of April 1846. the lot herein conveyed being lot no(2) two as delineated on the plot of the division of the land of the heirs of John Graham deceased, made February 28, 1846, by James M. Brown, which plat is hereunto annexed together with all and singular the rights improvements, hereditaments and appurtenances whatsoever thereunto belonging, and the reversions and remainders rents issues and profits thereof. To have and to hold all and singular the premises with the appurtenances hereby granted unto the said Hiram Herrington his heirs and assigns, to the only proper use and behoof of the Hiram Herrington his heirs and assigns forever β€” and the said James Cox and Catharine Cox his wife covenant for themselves and their heirs, that they are seized of good and indefeasible estate of fee-simple in the premises and that they have good right to convey the same to the said Hiram Herrington β€” in manner aforesaid. And lastly that the said James Cox and Catharine Cox his wife and their heirs, all and singular the premises hereby granted, with their appurtenances unto the said Hiram Herrington his heirs and assigns, against the said James Cox and Catharine Cox his wife and their heirs and all and every other person shall warrant and forever defend by these presents
