I John McPhail of the City of Norfolk and State of Virginia do make my last Will and Testament in manner and form following that is to say.

First.  I give and bequeath to my beloved wife Mary McPhail during during her widowhood my two Warehouses and wharf on Down Point which warehouses and Wharf are at this time rented to Mr. Richard Dickson together with all rents that may be due thereon at the time of my death.

Second.  I give and bequeath to my beloved wife Mary McPhail during her widowhood all my lots in the City of Norfolk which are improved by having houses on them.

Third.  I give and bequeath to my beloved wife Mary McPhail and to her heirs forever, my negro men James, Linias, James Mosely, Obediah. William, Jeffry. and Joe, also Hester and Lydia and Fanny and her children namely Lucy, Henry, Emily, Richard, Lydia and her future increase,

Fourth,  I also give and bequeath to my beloved wife Mary McPhail during her widowhood my house and lot in the town of Portsmouth situated on Water Street and hereby limit said lot to measure forty five feet on Water Street and running back by direct lines to a lane, thirteen feet wide, to measure also forty five feet on said lane_

Fifth. I hereby direct that my wife do, out of the rents & profits of the landed and other property hereinbefore bequeathed to her, pay all ground rent that may be due or become due on any part of said landed estate also all taxes which may be due or become due on any & every part of my
