This Indenture made and entered into on this sixteenth day of May in the year one thousand eight hundred and sixty two, by and between James Phillips of the County of Elizabeth City in the States of Va., but now temporarily resident of the City of Richmond of the first part and Samuel W. Phillips of the second part. Witnesseth, that for and in consideration of natural love and affection, and in consideration of the sum of one dollar in hand paid to the said party of the first part, by the said party of the second part, the said party of the first part hath granted and conveyed, and hereby doth grant & convey unto the said party of the second part, all of his real estate which he now has in the County of Elizabeth City in the State of Va being about two hundred and sixty acres lying in said County & bounded on the east by the lands of Gilbert Phillips and the said Samuel W. Phillips & on the South & West by a main road & the lands of Chs. Hickman commonly called "The Hometract"  and "Bandies" 
To have and to hold the said land herein conveyed, together with all the privileges and appurtenances thereto belonging, or in any wise appertaining, to him and to his heirs forever. Witness the following signature & seal.
