said West Point Land Company or its grantees or other assigns or any one or more of them, may sustain by reasons of the nonperformance of the said conditions, or any one or more of them in whole or in part, by the said E.T. Powell, his heirs personal representatives, grantees or other assignees
 
The said West Point Land Company releases to the said grantee- all its claim upon the said lands, and covenants that they will warrant generally the property hereby conveyed. That they have the right to convey the said land to the grantee: That the grantee shall have quiet possession of the said lands free from all incumbrances. that they will execute such further assurances of the said land as may be requisite, and that they have done nothing to encumber the said land.

Witness the following signatures and the seal of the West Point Land Company, by its President, in Duplicate, and the signature and seal of the said E.T. Powell.
