The highest bidder at said auction, and executed thereupon a deed conveying to said Philips Coons the said moiety dated 12th November 1842 which deed is duly of record among the land records of said County in deed Book No 27, page 61, whereby the said Philip Coons became the sole owner of the whole of said Lot 46:- But there is excepted from this sale and conveyance so much of the third Story of the building erected on said Lot as is now owned, used and occupied by the Order of Free and Accepted Masons, to whom the same belongs by virtue of an agreement made heretofore by the said Masons and the said Coons therefor as well as for a pass way to and from the said third Story on the South Side of said lot. Together with all and Singular, other the premises and the reversion and reversions, remainder and remainders, of all and singular the lot or parcel of land and premises hereby granted or mentioned to be hereby granted, and of every part and parcel thereof incident belonging or appertaining, and also all and every the estate and estates, rights titles, claims, interests and demands whatsoever of them the said Philip Coons and Anne C his wife in to or out of the said Lot or parcel of land and every part and parcel thereof.

To Have and to hold the said lot or parcel of land and all other premises hereby granted bargained and sold, a mentioned or intended to be hereby granted, bargained and sold, and every part and parcel thereof, with their and every of their appurtenances, unto the said William Richards his heirs and assigns forever, to the only proper use and behoof of him the Said William Richards his heirs and assigns forever
