Know all men by these presents that we James Powell and Lucretia Powell (the wife of the said James Powell) of the County of Elizabeth City in the State if Virginia in consideration of the sum of Twelve hundred dollars to us in hand paid by said George Tunnell of the of the said County (the receipt whereof we do hereby acknowledge) do by these presents grant, bargain, sell and convey unto the said George Tunnell, his heirs and assigns a certain tract piece or parcel of land [[?]] in the said County of Elizabeth City commonly called the Armistead tract containing by estimation about one hundred acres, be the same more or less, the said land being sold in "the gross" and not "per acre" and is the part of the farm lately occupied by the said James Powell which remains after taking from the said farm the land this day conveyed by the said Powell an wife to William Anderson, the said tract of land hereby conveyed being bounded as follows to wit: South by the new bridge Creek, East by the Bailey tract this day conveyed by said Powell and wife to William Anderson and the land of J.B. Sinclair, West by the lands of J.B. Sinclair and Thomas Bonawell and Lewis Davis and North by the land of J.B. Sinclair. Together with all the privileges and appurtenances to the said hereby conveyed tract of land in any wise appertaining or belonging.

To have and to hold the said hereby conveyed tract of land and its appurtenances to him the said George Tunnell his heirs and assigns forever. Ans I the said James Powell for myself my heirs executors and admors do hereby covenant with
