the said George Tunnell his heirs and assigns that I and my said wife are lawfully seized in fee of the before granted premises, that they are free from all incumbrances, that I and my said wife have a good and perfect right to sell and convey the same to the said George Tunnell his heirs and assigns as aforesaid and that I will and my heirs executors and admors shall forever warrant and defend the said hereby conveyed tract of land and its appurtenances to him the said George Tunnell his heirs and assigns forever against the lawful claims and demands of all persons. In testimony whereof I and my said wife have hereto set out hands and seals this 29 day of October A.D. 1849.

We R.A. Armistead and Fayette Jones Justices of the Peace in the County aforesaid in the Stat of Virginia, do hereby certify that Lucretia Powell the wife of James Powell parties to a certain deed bearing date the 29 day of October A.D. 1849 and hereto annexed, personally appeared before us in our County aforesaid, and being examined by us previly and apart from her husband and having the deed aforesaid fully explained to her, she the said Lucretia Powell acknowledged the same to be her act and deed, and declared that she had willingly signed sealed and delivered the same, and that she wished not to retract it
