It is agreed between Mrs. Mary Frances Mallory, on the one part and Saml C Armstrong, Supt. 9th Dist. Va. Bureau R. F. and A. L. on the other part, that the Freedmens Bureau leases for the year 1866, the "Downey Farm", so called situated in the county of Elizabeth City except that portion of said farm known as the "back field" rented to freedman, and about two hundred and fifty acres in extent. Said Bureau is to pay $1000.00 cash for use of said farm as rent from February 14, 1865 to Dec. 31st 1866, and at the end of the year 1866, will deliver to Mrs Mallory all the government improvements on said land in as good condition as they now are, saving ordinary wear and tear, and should there be any destruction of said improvements before their delivery said loss or destruction shall by the Bureau be made good to Mrs Mallory, according to the following estimate of value of said improvements at the close of the present year. 
Three miles of fencing. $300.00
One large log and lumber barn $200.00
Ten log cabins @ $20.00 @ piece. $200.00
One large school house. $50.00
Ration House. $25.00
Two small wooden buildings. 25.00

The foregoing includes every fixture placed by government upon paid land.
The Bureau so far as it is tenant of said Downey Farm has the right to cut what firewood it may need for its own use.
