Am glad to hear that [[underlined in red]] Hixson [[/underlined in red]] has obtained several patents. His vacation has done him much good.

Afternoon [[underlined in red]] Dick drove me around [[/underlined in red]] the many new roads and garden development around Yonkers. Also visited the [[blank space]] [[underlined in red]] Yacht Club. [[/underlined in red]] Admirable country all this has become by good planning of roads and country residences. Many golfers everywhere at private and public gold - links. Here again Mr. [[underlined in red]] Moses had shone excellent planning [[/underlined in red]] and best results. Dick knows all these new roads unexpectedly well. This is a beautiful country. Got a letter from Andrew, telling me that a local man in Miami will take care of putting in new floor tiles at "The Anchorage" in Coconut Grove.
