My dear Mr. Eyre:

My sister who is unmarried and rather advanced in years has at last decided to have a little home of her own, and I arranged recently for a lot on Albany Ave. in Kingston. This is the old avenue which you will perhaps remember driving over the day we went out to my Brother Will’s farm. The lot is located at what is practically the city end of the avenue and is 60 ft. front by 250 ft. deep. For a distance of 150 ft. from the front the ground is level, but beyond that point to the rear of the lot it is terraced, the rear end being some 30 ft. below the front. Beyond the rear of the lot the country is level and runs off towards Esopus Creek, and is given over to agricultural pursuits. Beyond the creek you will remember the foot hills of the Catskills proper, and the mountains themselves in the distance. Therefore the view from the rear of the lot is very handsome. 

I want to build for my sister a modest little house to cost, say five or six thousand dollars. Would you care to undertake so small a matter? If so, kindly advise me on receipt hereof and I will wrote [[write]] you more fully.
